Hard to find pool!


It costs about $50,000 to put in a pool and surround…..if you can find a home with a great pool, the price is usually less than if you bought a home and added a pool. Buy it! They are Way easier to maintain than you tphink.

Numbers of Sales are UP…..prices down.


Did you see the KC Star this Sunday? Usually they write about 60 days behind what agents in the field experience….I can tell you this article was the real deal. I think our Sellers are realizing that homes are for living, not leveraging. Our quantity of homes sold is up, but them prices are still falling. Hang in there people!

May was awesome for KC Homeseekers!


We had a brief reminder of what the “old days” were like back in 2006, 2007…..we closed over $3.2 million in Real Estate in May of 2011…whew.  We are tired but ready to go again.  The key is LISTINGS and getting them priced right, and staged properly.  Folks that abide by our stager’s recommendations, and our price appraisals get their homes sold in 3 weeks to 6 weeks MAX.  Call us 913-266–5859.  YAY

Whew—what a weekend for sales!!


People must have forgotten about the doom and gloom over the lack of the tax credit….it ended April 30th.  Missy and I had a lot of showings on our listings, and one person even wants to….horrors….BUY ONE OF OUR LISTINGS!!  

Our biggest sales months are yet to come:  May, June, July…..so sellers, if you still want to test the market, it is the best time you will have all years.

Are prices slipping all over the Metro KC area?


Homes are selling right now–Missy and I have received several offers on our listings…but the prices don’t seem to be matching even last fall’s…..We have been watching the Brookside area, South KC, and much of Joco…and it seems like we are still losing a little ground.  What to do….get your home STAGED!!!  This will give you an edge. We use a professional stager as part of our listing package for our sellers….works out great.

Woo-Hoo ! 2 short sales actually closed!!


We list many many short sale properties, and actually write 2-3 per month.  We got lucky and TWO closed yesterday–one with our buyer who had been renting the home.  One of the lenders was Wells Fargo and they were really great to work with–they actually ANSWERED their phones!  The other was Chase, and although the process was slower, they got it done and we did feel like we had our own personal negotiator…who actually remembered our name!!
